How the snapshot was captured

Single-pass observation against airbnb.com's public listing pages. No login, no scraping of host-private fields, no reviews body text.

Coverage strategy

Berlin's bounding box was divided recursively into lat/lng map cells. Any cell that returned the platform's per-query result ceiling was sub-divided into four; cells that exhausted were terminated. 37 cells total, max depth 3.

Calendar window

For every unique listing the public availability calendar was queried for the next 30 days starting 2026-05-20. 106,620 day-rows captured with available / bookable / min-nights / max-nights fields per row.

Privacy

Only fields that appear on every public search result and listing page were retained: property type, capacity, price, rating, review count, geo-quadrant. No host names, no profile data, no reviews text.

Price handling

Search returns stay totals (5/6/7-night defaults). All per-night figures shown above are decoded by dividing the total by the qualifier-supplied stay length. Top-end outliers (single listing at €11,692/night) excluded from medians.

Geo aggregation

Districts on this page are simplified into four quadrants relative to Berlin's geometric center (52.50N, 13.42E). Finer-grained borough breakdowns exist in the source dataset but are not published here.
